Frequently asked questions

Straight answers

Quick, helpful information about common plumbing and water heater concerns.

The standard temperature manufacturers pre-set at the factory is typically 120°F, which is sufficient for most households. If you have an older model, you can set the thermostat at medium. Gas models usually have a dial on the front of the gas valve; electric models have thermostats (there may be two) concealed behind the panels on the side of the tank. Hot water also helps minimize the growth of bacteria. Note: turn off the electricity to the water heater before any maintenance — there can be exposed wires behind the panels.

Rumbling can indicate sediment built up on the bottom of the tank. Water trapped in the sediment begins to boil, so the heater isn't operating efficiently. You may try draining a few gallons from the bottom of the tank with a drain hose for about five minutes. Many newer models resist sediment buildup; if yours is older and the buildup is severe, replacement may be more cost effective. Warning: hot water is dangerous. Discharge it into a floor drain, laundry tub or bathtub — not the lawn or a toilet bowl — and turn off power to the heater first.

Yes. Test the pressure relief valve regularly and replace it if it fails to operate. At least once a year, flush out the sediment. As long as a tank has a functioning anode it should not rust, so have a plumbing professional check the anode about once every two years.

Some projects can leave you with a huge mess, costly water damage, or the need for emergency service. Give us a call if you need any of the following:

Gas line replacement or installation: an improperly installed gas line could lead to a dangerous leak.

Water heater repair: the slightest improper tinkering can cause further damage, and many manufacturer warranties are void if repairs or installation aren't performed by a certified plumber.

Bathroom remodeling: only a certified plumber can make sure required permits are obtained and the bathroom is built up to code.

Frozen pipes: DIY thawing methods are almost always dangerous or ineffective.

A sudden cold shower can be as simple as a temperature adjustment, or something bigger. The most common causes:

  • The water heater is maxed out. A busy household's showers, dishwasher and laundry can push a small tank to its limit. An average household uses roughly 27 gallons a day on showers, 27 at faucets, 22 in the washing machine and 2 in the dishwasher. A larger-capacity tank may be the fix.
  • Sediment buildup. Minerals like calcium and magnesium collect over time and cut into the tank's hot water capacity. Popping or cracking noises are a warning sign; a professional flush helps.
  • A shower mixing valve problem. The valve's limit-stop may need adjusting, or worn mixing controls may need repair.
  • Temperature setting. The recommended setting is 120°F, with a maximum of 140°F. At 150°F it takes only about two seconds to suffer third-degree burns.
  • A broken dip tube. A cracked dip tube sends cold water to the top of the tank. Common in older heaters.

Time for a new water heater? Traditional heaters last about eight to twelve years; tankless up to twenty. Watch for strange noises, pooling water around the tank, or red or yellow water discoloration.

Cold showers and no idea why? Call us and we'll get your hot water back.
